Award-winning house builder Tracy Acree knew he had found a good spot for a subdivision in North Okaloosa County when he discovered a small creek running through it and it had another portion backed up to a nature preserve.

That's what led him to select the name for the development -- Trailwood Estates.

"We always knew that the creek and the nature preserve would be a part of the subdivision," Acree said. "Now there's a nature or fitness trail that runs through it."

Trailwood Estates is located next to Walker Elementary School and less than three miles from all Crestview schools. Acree points out that the subdivision also is close to the airport and industrial park and one-half mile from the Old Spanish Trail Park where local events and activities take place.

His company, Tracy Acree Construction, Inc., is busy building the homes within the 70-lot subdivision and he says they have been exceeding the expectations of local neighbors interested in what's going on in Trailwood Estates.

"We're getting good comments and feedback from people who see the homes in there,'' the builder said, "We're getting a good response on our construction."

And, based on his track record, he should. Acree's Construction company took the top spot in Category 3 of the 2006 Parade of Homes sponsored by the Building Industry Association of Okaloosa & Walton Counties, Inc. Trailwood Estates was one of the featured neighborhoods of the parade last year and the home at 512 Grandridge Drive won rave reviews in the $317,5000 to $379,900 price range category.

Tracy:
"Approximately 15 homes have been completed in Trailwood Estates," Acree said, "with other to break ground soon." The homes there range in cost from $215,000 to $350,000. They vary in size from 1,900 square feet to 2,600 square feet, according to the builder.

"The homes are all brick with soffits, with attractive curb appeal," Acree explained. "They are fully landscaped with sprinkler systems."

Lots in Trailwood Estates are priced at $30,000 with a home purchase. The lots vary in size and some are as big as one-third of an acre," Acree said. "Some have a very large backyard and some back up to the nature preserve with the creek."

The homes are featuring custom granite countertops and upgraded tile, according to the builder. The kitchens feature maple cabinets, upgraded trim and lighting packages also are custom, and 10-foot ceilings are in the greatroom, kitchen and dining rooms. Acree said bathroom tubs and vanity tops are cultured marble and deluxe Delta faucets complete with bathrooms.

Potential homeowners may custom design a plan, or choose from Acree's selections.

"We have many award-winning plans to choose from," Acree said. "We take great pride in our layouts and our ambience. We have a variety of coordinating colors for the interiors, or youcan choose from your own palette."

One of the homes in Trailwood Estates -- 2007 Elease's Crossing -- will be open during the mid-June Parade of Homes.

Acree sees that high home prices in southern parts of Okaloosa and Walton counties continue to drive homebuyers north, and he's happy to accommodate.

"There's not much in land Fort Walton Beach where you can build and Crestview is a fast-growing city with a lot of potential, plenty of room and well developed highway system."
